Rental Policies:

•Check-in begins at 4:00 PM.

•Check-out time is 11:00 AM.

•No Pets Allowed.

•Smoking is strictly prohibited. Fines will be imposed for smoking violations.

•Maximum occupancy is four (4).

•All rates are in U.S. Dollars.

•All rates and taxes are subject to change without notice until confirmed.

•Minimum Age Requirement: at least one member of the party staying in this property must be 25 years of age or older.

Deposit Policy and Fees:

•Your preferred dates are secured with a deposit of 50% of the rental payment (plus applicable state taxes), with the remaining balance due 45 days* prior to check-in.

•The $500 fully refundable damage deposit

•$180 Exit Cleaning Fee (plus tax) is due 45 days prior to check-in.

•The reservation shall take effect and be confirmed only once the deposit and duly signed rental agreement is received. Rental deposits can be securely paid online through PayPal or other arrangements can be made to pay by cheque.

•A signed rental agreement and rental deposit must be received within 3 days of making reservation or the reservation is not complete and subject to cancellation. If the reservation is made less than 45 days prior to arrival, full payment is required immediately.

∗Peak Season reservations require the balance due to be paid 90 days prior to check-in.

Refund Policy:

•A minimum seventy-five (75) days’ written notice is required to cancel a reservation and receive a refund of the advance payment plus applicable taxes, less a 10% or $200 cancellation fee, whichever is greater (with the exception of any reservation for the peak season).

•Cancellations received less with than 75 days prior to arrival will be refunded only if the villa can be re-rented for the cancelled period at the same rate, less the cancellation fee, at the end of the rental period.  If the reservation is booked at a lower nightly rate, the amount of the refund will reflect the reduced rate, less the cancellation fee.

•No credit shall be given for late arrivals or early departures.

Minimum Stay Requirements:

1. •    Minimum 5 night stay required; 10 night minimum stay during Peak Season; and,
   

2. •    Minimum 7 night stay during the U.S. Thanksgiving, Ironman and Honu weeks.
